Love it or List It? Whatever you decide, we can help.

Channel 4’s favourite on screen husband and wife Phil and Kirstie are back with a new series. Each week they help couples who have fallen out of love with their homes. Should they “love it” and renovate or “list it” and sell up. Kirstie wants to help couples renovate with a budget equal to the cost of moving while Phil looks at fresh properties which may match their dreams.

Moving house is expensive. You should budget for estate agents, legal and surveyors fees, stamp duty and removers’ costs. There is also the disruption and stress of moving. Don’t forget also to add in things like mortgage redemption penalties and mortgage application fees. Many eye catching low mortgage rate deals have eye watering fees attached. Remember to add up all these hidden charges if you are contemplating a move. Be careful about trying to cut costs by not having a survey. You may miss major and expensive repairs as a result.

If you decide to stay put remember to check if planning or building regulation consents are required from your council for any changes or extensions. Remember to check your deeds as permission make be required under your Lease from your Landlord or under other deeds clauses known as covenants. Ensure you obtain permissions before doing the works. Make sure any new windows have the FENSA guarantee and gas appliances should be CORGI. Keep all papers in safe place as they will be useful if you decide to sell later.
